Build or Rehab Your Own Home

Community Concepts offers two unique programs to help you to become a homeowner – Build your dream, or rehab an existing home!

Our Self-Help Homeownership Program gives you the opportunity to build a brand new home of your own. Working together with other families, you will learn valuable construction skills as you build your house. There is no construction experience needed. Our construction supervisor will be there every step of the way. The months you spend building your own home can save you as much as $20,000 and there’s never a payment to make during construction.

The Self-Help Purchase and Rehabilitation Program is a brand new program that will assist families that are unable to afford traditional Mutual Self-Help Mortgages or are unable to meet the labor commitment, but still have an opportunity for homeownership. Families will still be required to contribute some labor hours on the rehabilitation of their homes. Items such as painting and minor repairs will be completed by the homeowners, with the assistance of Community Concepts technicians.

Serves Oxford, Androscoggin, Franklin, Cumberland, Kennebec

The families form an association in groups of six and assist each other in building their homes.  The program is designed to assist low and very-low income families to achieve homeownership though “sweat equity”.

  • This program offers such benefits as:
    • Closing costs are rolled into the loan
    • No down payment
    • Low mortgage payments
    • Interest rates as low as 1% depending on income
    • Instant equity upon move-in
  • All homes are built in a similar format (3 bedroom ranch) but homeowners are allowed to choose color choices for the interior as well as the exterior of the home.
